Stages of the sale process

The precise stages involved in the sale of a residential property vary according to the circumstances.  Briefly, these include the following steps:

  • Take your instructions and provide you with initial advice
  • Provide you with the Property Forms for completion and return
  • Meet with you to obtain details of your ID and request money on account of initial disbursements
  • Obtain from you details of any Mortgages over the property
  • Obtain up to date Register Entries from HM Land Registry
  • Prepare and issue to the Buyers Solicitor the Contract package
  • Receive enquiries from the Buyers Solicitor
  • Obtain your replies to the enquiries raised by the Buyers Solicitor
  • Obtain your signature to the Contract document in readiness for an exchange of Contracts once all parties are in a position to do so
  • Agree a completion date
  • Exchange Contracts
  • Attend to completion of the sale
  • Redeem (pay off) the Mortgage(s)
  • Account to you with regard to the sale proceeds
