The precise stages involved in the purchase of a residential property vary according to the circumstances.
- Take your instructions and provide you with initial advice
- Meet with you to obtain details of your ID and request money on account of initial disbursements
- Check finances are in place to fund the purchase and contact the Lender’s Solicitors if required
- Receive and advise on Contract documents
- Provide you with a Property Report
- Carry out Searches
- Obtain further Planning documentation if required
- Provide you with a Report on the Search results
- Make any necessary enquiries of the Seller’s Solicitor
- Provide you with advice on all documents and information received
- Report to you on the terms of the Mortgage Offer where applicable
- Send the documentation to you for signature or request you to arrange a mutually convenient appointment to call to see us to sign the documentation in readiness for an exchange of Contracts once all parties are in a position to do so
- Agree the completion date (date from which you own the property) with the sellers’ solicitor
- Exchange contracts (the point at which the transaction becomes legally binding) and notify you that this has happened
- Arrange for all monies needed to be received from the Lender and you
- Complete the purchase
- Deal with payment of Stamp Duty Land Tax
- Deal with the Application for Registration at HM Land Registry
- Provide you with a copy of the Title showing you as the new owner of the property
