Stages of the purchase process

The precise stages involved in the purchase of a residential property vary according to the circumstances.

  • Take your instructions and provide you with initial advice
  • Meet with you to obtain details of your ID and request money on account of initial disbursements
  • Check finances are in place to fund the purchase and contact the Lender’s Solicitors if required
  • Receive and advise on Contract documents
  • Provide you with a Property Report
  • Carry out Searches
  • Obtain further Planning documentation if required
  • Provide you with a Report on the Search results
  • Make any necessary enquiries of the Seller’s Solicitor
  • Provide you with advice on all documents and information received
  • Report to you on the terms of the Mortgage Offer where applicable
  • Send the documentation to you for signature or request you to arrange a mutually convenient appointment to call to see us to sign the documentation in readiness for an exchange of Contracts once all parties are in a position to do so
  • Agree the completion date (date from which you own the property) with the sellers’ solicitor
  • Exchange contracts (the point at which the transaction becomes legally binding) and notify you that this has happened
  • Arrange for all monies needed to be received from the Lender and you
  • Complete the purchase
  • Deal with payment of Stamp Duty Land Tax
  • Deal with the Application for Registration at HM Land Registry
  • Provide you with a copy of the Title showing you as the new owner of the property
