Residential property transactions can be difficult to price accurately as not all transactions are the same. In addition, it is often the case that a matter arises during the transaction which might not have been anticipated at the start of the transaction which makes the transaction unduly complex or time consuming.

Some fees are variable depending on the purchase price of the property (such as Stamp Duty Land Tax), or on location (such as fees due to Local and other Authorities i.e. Local and Environmental Searches). We have provided links where available, which will give further guides relating to these costs. Where other fees may occur, we will always notify you as soon as the fees are known.

Indemnity Insurance
It is sometimes necessary for Indemnity Insurance Policies to be put in place in connection with a conveyancing transaction. These can be for various matters such as Defective Title, Restrictive Covenants, Lack of Planning Permission and/or Building Regulations etc and even bespoke matters.
Should it transpire that there is potentially an issue that may require Indemnity Insurance Cover on your matter please refer to the Lawyer handling your matter before making any approach to a third party.
Dependent upon the nature of the issue, an approach to a third party, for example, a Developer or Local Authority could immediately invalidate any possibility of obtaining Indemnity Insurance as these Policies are usually provided subject to certain conditions.
